Recommended for any single family home, or for commercial (non-residential) properties under $1,000,000 in assessed value.

Assessed property tax values have increased anywhere from 30% to 100% on commercial properties. Many muti-family residential properties have experienced a 300% to 400% increase in values if they sold recently.

Recommended steps to file your protest:

  1. Scan your notice of value and note if there is a special code to file your protest – while you can file online in many cases, your best course of action it go to 415 Silver SW (in ABQ) and file in person. Allocate an hour or two meet, review your case likely walk out with your corrected value.
  2. Go to the assessor for the correct count and use their forms to fill out your protest. (see above for links to forms). On that form, include the assessed value from the notice of value and what you believe the correct value is.
  3. If you have time, go to the assessors office directly – and file your protest in person. The assessor has dozens of staff members who want to review your case and because you are a voter, are likely to want to handle it on the spot. Take information that supports your case including a rent roll as of 1/1/2025, profit and loss statement from 2024, comparable sales, a list of any deferred maintenance items the property has that has caused functional obsolesce (inspection reports are great!) Quotes, invoices, any documentation will help the assessor help you.
  4. Be kind and patient, as the appraisers are interested in helping you help them.
